When the Lake Drops: How Water Levels Decide Boat Access and Value
A reservoir is a managed asset, not a lake. The people who release the water do not consult boaters, and the level decides what your boat is worth.

Lake Travis has a full-pool elevation of 681 feet. In good years it sits close to that and the ramps at Hurst Harbor and Mansfield Dam are busy from March. In a bad year it drops forty feet, half the public ramps end in mud, and the Craigslist listings for wake boats in Austin start using the word "must sell."
The boat did not change. The elevation did.
How do low lake levels affect boating?
Access goes before area does, and that is the thing people misjudge. A concrete boat ramp extends to a fixed point. Once the waterline retreats past the end of it, the ramp is closed regardless of how much water is still in the lake.
The sequence runs roughly like this:

Boaters are not a party to that decision. They are not consulted and their interests carry no statutory weight in most release schedules.

The Tennessee Valley row deserves a note, because it catches newcomers every autumn. TVA deliberately draws its lakes down for winter flood storage, every year, on schedule. That is not drought, it is policy, and a buyer who views a boat on Douglas Lake in June and completes in November may find the marina is closed until March.
What it does to values
Locally, quite a lot. When ramps close on a reservoir, local asking prices soften and time-on-market lengthens, because a boat you cannot launch is worth what a boat you cannot launch is worth.
The values almost always recover with the water. Which means the honest read is that a drought year on a big reservoir is a buying opportunity for anyone with a trailer and the patience to wait out a season, and a bad year to be a forced seller.

There is something genuinely odd about the way reservoir recreation is treated in the United States. Enormous local economies are built around lakes that exist to store irrigation water, and the recreational users have almost no standing when the releases are set.
